One Step Closer to HOME – Turning Renters into Homeowners!

Thinking about buying your home through our HOME program? You’re in the right place. Here’s everything you need to know:

1. What Are Rent Credits?

Rent credits are a portion of your monthly rent that can be applied toward buying your home. With the HOME (Home Ownership Made Easy) program, you can use up to 10% of your accumulated rent credits as part of your down payment. That means you may be able to purchase with less money out of pocket — or even no upfront costs, depending on lender approval.

2. How Do I Calculate My Rent Credits?

Rent credits are calculated based on the home portion of your rent (excluding lot rent). Simply multiply your monthly home rent by the number of months you’ve paid.

Example:
If your home rent is $500/month and you’ve rented for 12 months, you’ve earned $6,000 in rent credits. You could apply 10% ($600) toward the purchase of a $60,000 home — potentially with no money down, depending on your lender.

3. Can I Use Rent Credits for Any Home?

Yes! You can use your rent credits to purchase the home you’re currently living in, or apply them toward the purchase of another home within the community.

4. What Lenders Do You Work With?

We’ve partnered with several trusted lenders who specialize in manufactured home financing:

5. What Documents Will I Need to Apply?

To get started with your loan application, you’ll typically need:

  • A valid, government-issued ID
  • Your Social Security Card or ITIN (depending on the lender)
  • Your two most recent W-2s
  • Your two most recent pay stubs

6. What Are My Next Steps?

Ready to take the next step toward ownership?

  1. Calculate your rent credits using our online tool.
  2. Apply with one of our trusted lenders listed above.
  3. If approved, move forward with your home purchase — and you could receive two months of free lot rent at closing!
