The Company

Homestead Communities combines the institutional capability of one of the world’s largest real estate investors with the entrepreneurial energy and deep expertise of seasoned leaders in the manufactured housing community industry.

We manage  discretionary capital and so need no third-party approvals to make investments. We close all cash and assume existing financing where economic.  Those funds have more capital than we are likely to ever invest. There is no practical limit to the size of investment we can make, and we are still eager to serve owners of smaller communities as we grow our business.

We have offices and investments nationwide, combining broad perspective with local market knowledge. With integrated  property management using the latest, AI-enabled technology, , we can accurately underwrite new investments and efficiently respond to opportunities.

Our dedicated teams include specialists in financial analysis, transaction execution, tax planning, law, accounting, engineering, title, insurance, property tax, property management – everything needed to smoothly manage an acquisition. Our teams manage hundreds of real estate purchases, sales, financings and joint ventures annually.

The Mission

We’re helping solve the affordable housing crisis in the United States: We provide safe, clean and supportive communities where working families and retirees can own or rent high-quality manufactured homes. We are committed to responsible stewardship of our communities for the long-term benefit of our residents.

For sellers of manufactured housing communities, we offer compelling valuations, flexible acquisition structures, (including innovative tax planning), and dependable closings.  We manage hundreds of millions of dollars of discretionary equity so need no third party approvals for investments.  This allows us to close all cash, eliminating all risks and delays from lenders.  Our colleagues down the hall have billion-dollar debt funds that can provide attractive bridge loans for large manufactured housing communities and portfolios.
